do husband and wife both have to be on the mortgage?

do both a husband and wife have to be on the mortgage? what are the rules about this? we're going to purchase a home and have the money for the down payment, but it is in my husband's bank account and has been there all year. do we need to have his name on the mortgage, or can he simply transfer the money to me? by marians77apples from Redding, California. Yes he can gift the funds to you. You should also be able to qualify for the Mortgage your self, unless you add a co-borrower. FHA can get you in with 3.5%. What kind of down payment do you have to work with? I can inform you with options. I lend in all States. I have low rates and fees. You dont both have to be on the loan. However, you can both be on title. it becomes a little tirckier when it comes to the money in the bank. If the bank account is in his name than he would simply gift you the money if you diidnt want him on itle or the loan. Please feel free to call me with any additional questions. Hi. Whether you both have to be on the loan and title is specific to the lender and what state you are in. If you are in a community property state, you will be required to use both of your debts and credit to qualify. There is no problem with the money being in his account. Conventional programs work differently than say FHA programs when you live in a community property state like CA. I am not sure which programs or down payment options you are thinking of, but feel free to contact me to get detailed info on all programs and scenarios that fit your income, credit adn down payment. And yes gifting the money to a Spouse is acceptable in all programs.
