do captive bedrooms and bathrooms disqualify a property from a conventional mortgage?

Was just turned down for a conventional loan on an investment property...was offered a portfolio loan instead at a much higher interest rate...reason stated...captive bathrooms and bedrooms. by bojenllc from Manheim, Pennsylvania. Sep 7th 2013 Reply

I'm with Joe.. I have never heard of such nonsense.. call a local mortgage broker and ask them if they would have a problem.. I'll bet they don't.. .. The reason for the denial of this property on a conventional loan, is most likely due to an appraisal that did not use comps with a captive bedroom/bathroom or an investor/lender has an overlay that does not allow them to lend on this type of property. Understand that every house with a master bathroom accessible only from the master bedroom, has a captive bathroom. However most of these homes also have another non-captive bathroom. The way to have this property approved for a conventional loan would be to make sure the appraisal compares the subject to other SOLD homes with captive bedrooms and bathrooms, and to make sure you are working with a lender that does not have an overlay limiting lending on this type of home. Homes with captive bathrooms are more difficult to sell, if taken back by the lender in foreclosure.

Something seems wrong... I've been lending for 22-years, and I've never heard of such silliness. Contact another mortgage broker in your area for a second opinion.
