No.. lenders do not offer down payment assistance, but the good ones are familiar with the agencies that are offering down payment assistance, and can refer you to those agencies.. Also, there are other programs that can offer low to no down payment.. but it all starts with talking to a local mortgage broker.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Usually the downpayment assistance is provided by a government or nonprofit entity in conjunction with the mortgage.

Local lenders are going to have the best resources for your down payment assistance options. Most lenders work with DPA programs. Their are a few to choose from in Washington.
