Disability letter from my doctor to Lender

The general rule for using Social Security Disability Income to qualify for a home mortgage loan, is that we have to prove that it will continue for a minimum of three years beyond the closing date. Therefore depending on your condition, the Doctor should focus on that aspect. With that said, we don't always need a letter. It depends on the overall circumstances. I normally tell my clients not to worry about it until or unless the Underwriter specifically asks for one.

If asked for a letter documenting the permanency of your disability, that is exactly what the letter should discuss. The purpose of the letter is to support your continued receipt of your disability income. Without it continuing for at least three years, underwriters generally will not use the income.
