Confused

My question is we are going thru a coming right now everything has been approved, but the only fall back that has us stumped is the overwriters don't want to follow thru because there is another dwelling on our property. My mother and father live on our 1.6 acres in a trailer. It can be moved but we are not going to move it because currently they live in it. The underwriters will not proceed with this because under Fannie Mae regulations there cant be two dwellings on one property. Different loan programs have different guidelines. Your standard best rate Fannie Mae, Freddie Mac, FHA, VA, USDA type loans generally do not allow for multiple homes on one property. That doesn't mean you can't get a loan, it just means you can't get one of those loans. Talk to a local bank or credit union. Do you parent's pay rent? An to answer you question. Not all lenders to by Fannie Mae standards.

If the "trailer" is a travel trailer, of the size that one would pull behind a pick-up truck, then the fact that it sits on your property, should not be an issue, unless you have pulled the wheels off, or otherwise made it difficult to move. If it is not movable or if it is a manufactured home style of trailer, then you won't be able to get Fannie or Freddie financing. In this case, I would look to a local bank.
