Co-Signer Not on a Title

I need to take out a 2nd mortgage but I recently lost my job and do not have the supporting income alone to qualify. My partner is employed, making over $100k a year, FICO is 780 and i want to know if he can be considered as a co-signer if he is not on the title of the home. The quick answer is yes and no. Yes, you can probably get a loan with that person as a co-applicant, but that person will also be added to title.

As it relates to real estate, most lenders will require the co-signer to be added to the title to the property if they are not already. You may talk to your financial institution and see if your partner can qualify for an unsecured loan.
