Can you still be a first time home buyer if you are a cosigner on another home loan?

Good question.. but the answer is not that clear.. in technical terms, NO... you are not a FTHB. Also, when you consider the different conforming loan guidelines, the answer is still no.. . But if you are looking for grant funds or some sort of down payment assistance program to help you with the purchases, then depending on what loan program you are applying for, they could look at this differently.. Understand that marketing to FTHB's is really not that special. on the actual loan side, what's available for FTHB's is also available for others who have owned in the past with the exception of a conventional loan's down payment requirement.. If you are a FTHB, then with conventional, only 3% is needed, otherwise, it's 5% or more.. For FHA, VA and USDA there's no difference in the programs regardless of FTHB or not..
