Can you Quit Claim to the World if your ex doesn't want to release you from a deed?

I am getting ready to file bankruptcy and after the bankruptcy I will be filing a Quit Claim Deed on my house. I own the house with my ex-fiance ( we were never married.) When I get ready to file the Deed, does he have to sign for me to sign all my rights to him? If he chooses not to accept the Deed in just his name, can I Quit Claim it to the World? by Curious from Nowheresville, Illinois. Aug 6th 2010 Reply

Seek help from an attorney to get precise professional answer. To the best of my knowledge: QCD is a document that consist of 3 things: The current owner(s), the subject property and new owner(s). So it has to be signed by all the parties who own the house (currently on title). This document is notarized and then recorded in a county recorder's office. If all parties agree you can quit claims to whoever you want.
