can you negotiate with a lender for post closing clause?

We are buying a short sale. Our bank is asking that the flooring be installed before closing and the sellers can not vacate the home till the closing date. Hello,Since this is a short sale it is very difficult to get the sellers bank to assist with anything. As for your bank this depends on the type of loan you are doing. I'm not sure how far into the process you are but if your lender is not able to close without the flooring in it is in the sellers best interest to allow someone to come in and install the flooring. Should this not be possible you may have to change your loan to an FHA 203K loan. This is a rehab loan and with only flooring needed you should be able to do a streamline 203K. NOVA Home Loans HAS a hold back program that would allow you to do this. Unfortunately we are not yet licensed to lend in New Hampshire. My advice is to find a local Mortgage Banker. The big banks are not interested in this kind of a loan, because it doesn't fit their cookie cutter mentality. Contact your State Banking or Department of Financial Institutions (or whatever it is called in New Hampshire) and look for those firms licensed as mortgage Bankers.
