there are lenders out there doing 90% LTV... no one that I know of will put a 2nd position 10% loan on a jumbo.. I'm not saying it doesn't exist.. I'm just saying i have not heard of it in the last 5 years.. you should search for a local mortgage broker, and let them find the loan product you're looking for.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

I don't have anyone in my company that can lend in Alabama, but I would recommend that you find a local lender that uses US Bank on the Broker side or perhaps Bank of Internet. They have some good Jumbo options. Good Luck!

There are options available at 80/10/10's again. The key is holding your first loan to $625,500....even doing a 75/15 if necessary. These loan types aren't widely advertised because they don't exist either on a conventional conforming or portfolio jumbo basis. The path of least resistance is to close FHA, then after you reach 80% LTV or lending guidelines change refinance.FHA are making some changes that may require PMI for ten years now, so refinancing is going to be your best bet to dump it, although who knows where rates will be when you reach 80%. I believe FHA the required down-payment for Jumbo loans was recently changed to 5% from 3.5%.

You have options to 90% on a jumbo loan. Go sit down with a local mortgage broker (not a bank), given them a full and complete application so they have a good picture of what you are trying to accomplish. They can then zero in on your individual situation and make appropriate decisions.
