More info needed, but the short answer is that non occupant co borrowers are allowed.. however, having a strong co-borrower does not help if you have bad credit. One of the key factors in loan approvals are credit scores. Loan guidelines require us to run all 3 major bureaus on all borrowers.. loan eligibility is based on the LOWEST mid score of ALL borrowers.. so if you mom and dad both have 780 credit scores, and you have a 600, then the loan and eligibility will be based on 600... co borrowers do not help if you have bad credit,, it only helps if you have limited income or no credit.. if your credit score is too low to qualify for eligibility, then your parents can purchase the home as an investment, then rent it to you.. once you fix your credit, you can always buy the home from your dad..
