VA doesn't offer a "construction loan"... only the long term loan. So if a builder is building a home, you give a little earnest money today, and complete the transaction with 50% down when the house is finished, that is fine. If you are looking to get the loan today to buy the land, build the home, and pay the builder along the way, VA doesn't offer that program. With all that said, the VA loan is awesome if you plan on putting less than 20% down. If you are putting more than 20% down, there is little benefit over a conventional loan. This would fit within the VA program guidelines. However, it may be problematic finding lender who actually does such loans. You might want to check with Jacques Laubert of 1st Priority Mortgage in Endwell.
A conventional-to-perm loan may be a better choice.
