Can someone predict how long the rates will remain this low? My property value is still not where I can get a refi, but how long will this good thin

No one is going to be able to tell you how long rates will last. Any dramatic changes in the economy can make it all go away very quickly. There are programs out there to help you refinance your property if you don't have equity; have you explored these? Search the lender directory here and find someone in Arizona to guide you through the options and maybe you will be able to take advantage of these rates.

It is impossible to predict how long rates will remain low. But any positive outlook in the econoomy will push rates higher, that is certain. When that comes is another story. Check with your local mortgage professional, you might qualify for some of the programs out there for people with little, or No or under equity.

You hang in there. .... Rates probably won't move much this year. Nor, will the value of your property. If you plan to stay for several years, the only way, if you do not qualify for a hardship, is to refinance a lower balance by putting some cash into the transaction. ..... Happy funding, Rudi
