With VA, FHA, USDA, yes.. the mandatory waiting period is 3 years.. with conventional, your going to have to wait 7 years.. Also understand that a co signer does not help if you have bad credit.. co signers are typically used for borrowers with little to no credit or insufficient income.. All conforming loans are priced based on the lowest MID credit score of ALL Borrowers.. so if Husband and Wife co sign for Son and Daughter in law, and the Daughter in Law has a 640 credit score but all other borrowers have a 750 credit score, then the loan will be prices as a 640 file..
