IRS 4506T tax transcripts are for sure 100% effected by the shutdown. If there is no tax transcript already in an application file, there is a huge chance a loan will not close until there is. FHA and VA computer systems are still running, so case numbers, etc. can be ordered with no impact. But the IRS 4506 is a major lender nightmare, along with some Social Security Number validations.

4506T's are done via an automated system.. this should not be affected in the shutdown, but then again.. we wont know for 3 to 10 days, which is the time it takes to get the transcripts back.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Carlos, In short no. If there is not a Transcript in the Loan file then the loan will not close. The SSA and IRS have issued the following: As a result of the temporary government shutdown, which began October 1, 2013, both SSA and IRS services are unavailable. These services will remain offline as long as the government shutdown is in force. Customers of these products may continue to send their requests to the Government for processing. However, the IRS and SSA will not return the results until the government shutdown has been resolved and the agencies have had a chance to work through the resulting backlog. This means there will be no 4506T results available until the furlough is over. A loan may not close without 4506T results in the file.

Based on the information that I have received from the service that does our 4506 fulfillment we maynot be able to have the 4506's fulfilled until the shutdown has been completed.

Loan closings may be delayed until 4506-T transcripts are available.

Most Government Automated Systems are still operational. Tax Transcripts will be available. FHA & VA loan systems will still be operational. USDA RD loan processing will be hampered. RD staffs are being furloughed pending reinstatement of funding by congress, since the fiscal year has just ended.
