you cannot add someone to a mortgage without refinancing.. you can add someone to the title without refinancing.. and you cannot remove your name form a mortgage and add someone else to the mortgage without refinancing.. you cannot remove your self from the title and transfer it to someone who was not on the mortgage.. that would trigger a "due on sale" clause within your existing note or deed of trust. Others have answered correctly. The only way to remove your name from a mortgage is for the party taking over the loan to refinance in their name only. You cannot transferred your name off a mortgage. The only way to do that is to refinance in her name. If you want off the deed, that can be done. The only way to release you from liability is for her to refinance it in her name.
