Possibly... the credit score is just one part of a very complex approval process.. The real question is why?? Why is your score low?? Judgments?, collections? Charge off's? Delinquent taxes?? Delinquent credit accounts?? Foreclosure?? BK?? Knowing your score is just the beginning... most lenders will require a 640 or above on your middle score.. (tri merge credit report with all 3 major credit bureaus)... but if you have credit issues, some might need to be fixed before you can get approved, some issues require mandatory waiting periods (BK's and Foreclosures, short sales, deed in lieu, etc..)... if you want to know for sure, you should contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Contact one of the lenders on Lender411, who services your area. If your debt ratio and other factors, such as job history are fine, you should be fine for an FHA loan.

Are you by chance 62 years or older? If so a reverse mortgage refinance could also be an option.

Credit is but one factor in determining whether or not you can secure a mortgage. Assuming all other variables are where they need to be, I don't see why not. If you'd like me to take a look for you, contact me through my profile. Best wishes

You have seen many responses that certainly want you to call them to tell you they can do such. Yes, with the many complex issues out there today in the lending field, there are programs that should meet your needs. But before you give out any information and have someone run your credit, talk to someone about your situation. A good Loan Officer should be able to give you some advice on what will be beneficial to you. Give me a call as I am in the St Louis area at 314-744-7806, or visit my website at www.castelli.valuedlender.com. Thanks Bart Castelli

There are many issues that need to be addressed than just a credit score that you mentioned. Contact a Local Mortgage Company that specializes in handling loans for several lenders than your local bank. Before you give anything for an application fee or have them run your credit, give them the details of what you are trying to accomplish. Any good loan officer should be able to assist you with what you are trying to do without pulling any data. If you want, I am located here in the St Louis area up the street from you and would be glad to assist you. You can call me directly at 314-744-7806 seven days a week, or check out my website at www.castelli.valuedlender.com. Hopefully we can get together - or at least, provided you some assistance on this concern.
