Sure, you can sell anytime. However, your pay off on the mortgage will include the past due payments plus any late fees/penalties assessed.
So long as you remain on title and the property has not foreclosed, you can sell any time.. however if a foreclosure has started or a sale date has been set, you will need to see the home and have it closed and funded prior to the sale date.. If it looks like the time table will be tight, you can call your lender and let them know of your situation.. they would much rather you sell the home vs. them having to foreclosure.. communication is pivotal. .. As long as you are the owner, you can sell the home at any time. If you are behind, you will want to work with a good Real Estate Agent that knows your area to sell quickly so that the home does not end up as a foreclosure. Sure... why not? As long as you are still the legal owner, you can sell your house. Even after a sheriff sale (in most states), you have a legal right of redemption - which simply means you can still sell the house as long as you satisfy the loan.
