Can I help refinance my sister's mortgage?

My sister's husband dies and she has a ridiculous interest rate of 9.5%. She has no funds, her credit is shot and the is little to no equity in the home. can she do a quit claim deed, put me on the title and then i can refinance under my name? You can go on as a non occupant co-borrower. Contact a local NY loan officer to help you.

More info needed, but in general, you can cosign with her.. but if he credit is terrible then this is not an option.. loan pricing and qualification is based on the lowest mid score of all borrowers.. so if her scores are low, that wont help. You could purchase it from her, but this would be considered a "non-arm's length" transaction.. certain rules would apply, so a lender would need to look at your complete loan scenario before a decision could be made, but these transactions are allowed. Usually you could easily help by co-signing as a non-occupant co-owner. If she has bad credit, then you have a problem. You can "buy" the house, of course you need down payment, closing costs, etc. If she puts you in title,now you are an owner, so now you can refinance the house in your name. She would have to sign the note at closing, but would not have to be on the mortgage loan. There are potential "chain of title rules" which may force you to wait until you've been in title for awhile before doing a loan. Consult a mortgage broker in your area for more help.
