Can I get down payment assistance for a conventional loan?

Possibly... every state and county has been given funds from the Federal Government to assist in moving foreclosed real estate.. each state came up with their own programs, and each program has their own guidelines for qualifying.. the best advice I can give you is to contact a local real estate agent or mortgage broker and inquire with them... they should know which types of programs there are in Vegas which might be able to help you.. Also, if your VA eligible, you can get a zero down loan... USDA also offers zero down loans, however only in certain areas.. and FHA allows for 3.5% so relatively low down payment... .. If you can get the DP Assistance, it would be considered a gift/grant and not your own funds, which means you would still need to have 5% of your own funds in to a conventional transaction. FHA would allow this for the entire down payment as would the My Community Program we offer! I'd be happy to work with you on this!

There should be a state bond program that would loan you the funds to cover down payment....Check out the comment by Joseph...

Yes. Check with your county and cities Community Development Offices and ask them for all the offices that offer some.

Generally speaking the down payment assistance would have to come from a non-profit organization for it not to be problem requiring lots of extra paperwork. It appears that the main office handling those kind of programs near you has put up this website: cccsnevada.dmssolutionsweb.com/Page.aspx?PageID=312 to explain the various programs available. If you are in North Las Vegas, they also have a different program. Good luck with your search.

Generically speaking, yes. The devil is in the details, and what programs are available in your area. Contact a local mortgage broker for more assistance.
