Can I get approved with a middle credit score of 623 in illinos for an fha mortgage?

My husband and I are looking to purchase a home. My middle credit score is 623 and I have a few collections problems and student loans still deffered. Our other issue is that my husband filed bankruptcy two years ago and june 15 of 2013 will be the exact two years since it was dismissed. Our combined income is plentiful at 120k a year and we have very minimal credit card debt. We want to know if we can get approved together, alone, etc. by Jessic_982_705 from Greenfield, Indiana. Good Evening. The only way to find out is to apply and see what can be done. Working with a Trusted and Experience Mortgage Professional will certainly help you reach your goal of homeownership! I can help you with getting "Mortgage Ready" by advising you on how to improve your credit score, if that needs to be considered. Various programs will have guidelines that must be followed, so knowing your goals and objectives on a direct and personal level would be most appropriate. That's a great question and the answer is yes, no and it depends. You have so many different variables impacting your ability to apply and qualify, that it is really best to discuss them in detail. Please be free to complete a secured online application at http://apply.gvcmortgageinc.com and then I could make the proper recommendations to help you achieve your goal of homeownership. Have a great weekend.

It's very likely that this will work for you. We can do FHA loans down to 620. It seems that you have your credit status back up to where it should be after the bankruptcy, so this is definitely a good time to start. I am licensed in Illinois and I would be please to assist you. Please feel free to contact me with your questions. 1st Advantage Mortgage - barb.lanis@1amllc.com

With just you on the loan it is doable. With him on the loan you will most likely have to wait the 2 years after discharge. Talk to a Local Broker who knows the loan programs.

You will need 24 months from the discharge to use both of your incomes. While you are waiting for the 24 months, I would work on getting the collections paid or settled for less than full balance. Be sure to get a "paid as agreed" letter from the creditor when you pay as it is very likely that that won't report the debt paid off. The letter will work to get the bureaus corrected. Good Luck!

Yes, you can get FHA loan with 623 middle score. If your bankruptcy was chapter7, you have to wait two years. If it was chapter13, you can buy now.Call me to discuss further.Thanks.
