you don't need a job, you need income to qualify for a loan and it sounds like you have disability income and investment income and both of those are fine. The IRA and 401k money will not help unless you are of retirement age. You should contact a local lender in AZ

If you are both over 62, you qualify for a reverse mortgage, with no income qualifications except the ability to pay property tax and hazard insurance.
