Can I get an fha mortgage with a middle credit score of 623?

My husband and I are looking to purchase a home. My middle credit score is 623 and I have a few collections problems and student loans still deffered. Our other issue is that my husband filed bankruptcy two years ago and june 15 of 2013 will be the exact two years since it was dismissed. Our combined income is plentiful at 120k a year and we have very minimal credit card debt. We want to know if we can get approved together, alone, etc. by Jessic_982_705 from Greenfield, Indiana. Some lenders will go that low of score but the problem is that you need 2 full years since the bankrupty and you do not have that so I say the answer is no but someone might come back and say they can help you.

There is one important part of your question that needs to be clarified and is whether or not it was a Chapter 7 (wipes debt with no repayment) or Chapter 13 (repayment paid to BK court trustee, usually 5 years to eliminate the debt). Ch. 7 will require the 2 years from discharge date so you would not be eligible for any type of financing for any program until that time. If Chapter 13 you should be financeable now solely on that basis. Also, the other question in regards to the collections would be what type of collections are they and did they occur after the Bankruptcy (BK)? If so, are they medical because this would provide you with more underwriting leniency otherwise you would be heavily scrutinzed for having more derogatory credit to typcial creditors after a BK. Since you are in Indiana a good option to look at would possible be a USDA loan which would enable you to do 100% financing and access to low rates as well but much cheaper monthly mortgage insurance than FHA financing which may have a lower interest rate but higher mortgage insurance. Both of these loan options allow down to 620 FICO with 24 months after discharge date of a Chapter 7 Bankruptcy. Conventional financing with no mortgage insurance would not be doable for you at this point because you need 48 months after the discharge date.
