While it is possible to obtain financing with a credit score of 600, the odds are stacked against you and your interest rate will suffer. Yes, you can get an FHA loan with a mid fico of 600, and you will not be subject to a higher rate. 99% of lenders out there require a 620 or higher, so they will tell you that is where you need to be to qualify. You just need to find the 1% that allow lower fico scores. As a broker approved with multiple lenders, I have lenders that will go down to a 500. What state are you in (guessing Michigan)?

Yes you can we go down below that we go down to a 550 credit score, FHA does not technically have a fico score restriction lenders just put one on for precaution to protect the bank and public the line has to be drawn somewhere.
