VA loans are only available to the Veteran and the Veterans' spouse.. if your not a Veteran and your not married, then you cannot be on the loan, and your income will not be considered in determining eligibility.. You can use conventional financing and purchase on your own without him, but the same would apply to the income.. if he's not on the loan, then his income is not considered.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see the complete profile of you and your fiance, they will be able to advise you properly.. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
