Can I get a VA loan if my husband is a deceased veteran?

My husband is deceased but was active duty during Vietnam and had VA benefits. He died last year and I was wondering if I could purchase a new home with a VA loan. Is this possible? by therma_471_669 from Frisco, Texas. Jan 4th 2012 Reply

Hello Therma,Can you obtain a Certificate of Eligibilty from VA department? if yes, there are some lenders which allow you to use that to get a VA financing.

More than likely. One of the requirements for a VA loan will be the issuance of a Certificate of Eligibility. The eligibility is dependent upon his service record. Although I don't lend in Texas, I have done several loans in the last few years for widows (and one widower) of deceased Vets. You can contact your local VA office directly, or contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Don't forget to check out your selected Mortgage Originator at the National Mortgage Licensing System at www.NMLSConsumerAccess.org

Hey Therma... If you have not remarried, then you can apply for Survirors Benefits, and you should be able to purchase using VA financing. Contact a local mortgage broker, not bank, and apply with them.. they are very proficient with VA guidelines and can guide you in the right direction... WilliamAcres.com

Hi Therma, I have been doing VA Loans for 12+ years and would be happy to assist you. I am both a Banker and Broker, so I can shop the loan for you to make sure you get the best deal available in today's market. The rates are very good on gov't loans, and the seller can contribute up to 4% for your closing costs based on the purchase price. VA is 100% financing, so you would need very little to close. As long as you have not re-married; we should be able to get you taken care of. Please let me know how I can further assist you. Mary 713-569-0025

Hi Therma,Navigating through the VA can be intimidating. As a surviving spouse, like the others mentioned you must first determine your eligibility. Here's an informative article on Surviving Spouses and the VA Loan Process http://www.directvaloans.com/VA_Home_Loan_Guide/A58/Surviving_Military_Spouse_VA_Loan_Benefits.aspx and you can also check out this YouTube that shows how one VA-approved lender helped another surviving spouse get her VA loan http://youtu.be/90k4XqzwF-w . Good luck!

Yes you can and a great loan officer to speak with out of Frisco Texas is John Cannata. You can call him at (214) 728-0449 and make an appointment to discuss how to pursue your surviving spouse VA benefit for purchase of a home.
