USDA usually works for towns of 10,000 or less people and theat is the general rule. Carlsbad will not work and most of SD county will not work. USDA area is San Diego is a small area ot be able to purchase in, also USDA will not allow you to own other home at the time of closing. But USDA is a fantastic home loan program at no money down. lets speak about this, 909-503-5600
Hi Jeremy,USDA loans are only available in rural areas. My offices are in the city of Temecula, and there are quite a few rural parts that are USDA approved. Go to usda.gov to map it out, then call me for a low fixed USDA loan.
USDA loans are for properties that are designated "Rural". Generally, the county itself is not the determining factor. The easiest way to determine eligibility is to go to USDA's website and do a property search. You can find the approved areas at http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.doYou can also work with a Licensed Mortgage Banker/Broker, who can help you identify particular areas.
Carlsbad California is not an USDA eligible area. You will need to seek out homes further East near Hidden Meadows, Rincon, Pala and Rainbow. Happy Holidays!
