Can i get a refund for my appraisal?

I got prequalified for a loan but was denied approval at the last minute after doing a home appraisal due to my employment circumstances, which had previously been okayed by the lender. Can i get a refund of this fee? by TDurden from Winchester, Massachusetts. Dec 18th 2012 Reply

No... Appraisers are independent of the lender, and was hired to do the job, completed the job, and receives compensation.. It's possible that your lender as a sign of good faith, might agree to reimburse you for the fee.. but they are under no obligation to do so... If the appraisal had come in below the sales price and the underwriter said no, would you be expecting a refund? There are many reasons why a borrower's income may go from approved to disapproved during the course of the underwriting process. Sometimes everything looks good, the underwriter gives an initial nod but additional information changes the scenario, other times the policies of the investor or Fannie or Freddie may change. Although rare, I've had situations where one underwriter says yes to a unique situation, but by the time the file got to her, information she received through their network caused to re-think the situation and not accept the documentation, ask for additional supporting documentation that we were not able to get. The vendor that did the appraisal work is entitled to be paid for the work they did and the borrower is always responsible for the cost of that work. Sorry, but you are not going to get a refund. You can still ask. Explain to the Manager or owner that you never would have preceded this far without the income being approved and because they approved and then declined the income, they should share in the cost. Don't hold you breath. Usually an appraisal fee is non-refundable. However, if you fully disclosed the employment circumstances, and then the lender decided not to approve you, you may have a gripe. I do not beleive they are required to refund you the fee, but may do so as part of good business practices. Best Of Luck!

negative. your lender ordered the appraisal and the appraiser did the job so he deserves to be paid does he not?

sorry, i service was provided by the appraiser and he / she deserves to be compensated. if you have a relationship wit your lender it may be refunded. good luck

your loan might have been approved by the loan officer, and sometimes the file is held back until the appriasal is in before it goes to the underwriter, so this might be the case in your situation.. you can try to see if the branch managaer has a suggestion, but when we order appriasals we do not know who will be appriasing , and they have their right to their funds to be paid...
