can i get a mortgage with a FICO score of 685?

There is a lot more that would need to be discussed but yes in terms of a mid score that will get you in almost all the doors for different mortgage types

Mortgage lending is more than a credit score (ie credit history; employment; assets; debt ratios). With considering your score alone (if that's your mid and if that's a true mortgage credit report/score) then you'd qualify for almost any program depending on how much you're able to put down. I should clarify - "how much to put down"... you could possibly (must qualify) you could consider USDA with 100% financing. Or, if you're a Veteran you could qualify for 100% financing too.

Chloe, As Derick says, there is more that needs to be considered. On the surface I would say that with a 685 score, Yes you should be able to get a mortgage. Much more info needed, but if only one credit score was necessary for qualification, then yes, a 685 would be sufficient.. Lenders look at your credit score of all 3 major bureau's and price your loan based on the MID score of all 3.. but there's so much more to qualifying than a credit score.. income, debt, debt to income ratios, credit history, depth, high credit, credit deficiencies, type of employment, type of income, property type, loan to value, etc, etc, etc.. I've had borrowers with 760 credit scores get denied, so with only 1 credit score, it's impossible to say.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
