There are no conforming lenders who will allow you to purchase a home with a TIN.. Back before the mortgage meltdown, you could, and i'm sure there might be a few "Hard Money" or "Portfolio" lenders out there willing to do one now, but no conforming lenders will. Also, if you do find a private lender willing to do it, expect the terms to be very ugly.. high down payment, high costs, high interest rate..
