I want to build a new home and plan to close in August 2012. My Credit Score is currently 631 (mid). I am working on my credit and I am expecting my score to be over 640 by August 2012, but I want the builder to start building now. They want a Loan approval letter to start. Hello and good afternoon. The 630 credit score is fine in and of it self to do a new loan for you, but the second Paul to reply to you is correct. If the reason for your 630 is a recent mortgage late or bankruptcy or foreclosure then there are almost no options. If it is just a couple of old collections or a late pay on a credit card or two you are probably ok. There is a lot more than credit score for someone to provide you a qualified response. If you are talking about buying a newly built home, the above answers apply. If you are looking for a new loan to construct a new home (a construction loan), you will need to improve your score before a bank will consider you credit worthy. My best advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation.
