Can I get a home with BK on my credit?

I was reading up on the bankruptcy laws and read some lenders will approve a mortgage with less than 24 months after. Mine was December 2017. My credit is back to 655 and I am working full time for 8 months now, income is $68k plus annual bonus. by mosses769 from Youngstown, Ohio. Nov 1st 2018 Reply

First, we need to know what type of BK you did.. BK7, BK13?.. the rules are different for both and different based on the lending program you apply for.. if you did a BK13, and you have made the last 12 trustee payments on time, then you can apply now with FHA... for Conventional, you need to wait 4 years.. if you did the BK7, then 1 to 4 years is the waiting period.. this is for conforming loans.. however, there are hard money lenders who will do it with 1 day out of a BK.. but they will want you to put 30% or more down to get approved. I'm a preferred Lender with California and Arizona being my primary markets. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com NMLS# 226347 / LendUS, NMLS 1938/ AZMB0121893

There are two types of basic loans. The better loans with better rates, and the sub-prime loans with higher rates and bigger down payments. You always want to get the better rate deals if at all possible. Waiting periods to get a new loan depend on the type of new loan you are getting, and if it was a Chapter 7 or Chapter 13. Follow this like to see current guidelines for the good loans. https://joemetzler.com/waiting-period-after-foreclosure-short-sale-or-bankruptcy.htm For the higher rate sub-prime loans, it is potentially possible to get a loan just one day out of bankruptcy. But again, be prepared for much higher rates and large down payments. For loans in MN, WI, and SD, visit me at WI-MortgageBroker.com or (651) 552-3681. NMLS274132.
