Can I get a cash out refinance on my home with a former foreclosure? Texas

In 2007 we filed chpt 7 and received a discharge which included a mortgage. The lender foreclosed the following August 2008. We now own a home in Texas and would like to do a cash out refinance with our lender. I understand TX doesn't allow FHA cash out refinances so we would have to be conventional unless Im misunderstanding. Are we able to or has not enough time gone by from our foreclosure? by justlookin from Plano, Texas. Apr 14th 2013 Reply

FHA will not allow more than 80% loan to value for a Cash Out and if you have more than 20% equity, you wouldn't want to use FHA anyway! If I can be of direct help to find some suitable options, please send me a direct message through this site. We are a Direct Nationwide Lender so I can help!
