A minimum of 2 years must have elapsed from completion of sale to be eligible for a VA loan. FHA recently added a new program called "Back to Work - Extenuating Circumstances Program" that allows for 12 month waiting period for certain situations. Normally FHA is 3-year short sale waiting period. No word if VA will do the same.
As referenced previously, the standard waiting period for a short sale is 2 years from the date sale closed and transferred to new owner. It should be noted that there is a provision within the VA guidelines that allow for no waiting period if borrower had no late payments on any mortgages and consumer debts within the 12 month period preceding the short sale AND they are not taking advantage of declining market conditions. With that being said, even though VA has an exception it does not mean that an investor or lender has to grant it. If this applies to you make sure to ask if your local mortgage banker has an investor/lender who will. Good luck.
