Can I do a cash out refinance loan?

The property is owned tenants in common by my father and my uncle. My uncle wants out of his share and I will be replacing him as the new tenant in common alongside my father (I am not currently on deed). There is an existing mortgage on the property which has both my father and my uncles name on the loan. This loan will need to be paid off (refinanced) and my uncle will need to walk away with his share of remaining equity in cash. Can I do a cashout refinance as the primary borrower on the loan, but include my father as a secondary borrower since I am not currently on the deed and he is on the deed? Is there a better way to do this? Basically, I need to finance paying my uncle off for his share so that I can replace his as co-owner. by jnslipher355 from Chesterfield, Missouri.
