Nathan, you are certainly able to get the loan in just your name as long as you qualify alone. After your loan is closed, you can add your wife to the title so that she will have ownership rights, but you will not be able to add her to the loan itself.
Depending on the laws of your state, she may already have rights to the property. In Minnesota, we are a marriage law state. This means if a couple legally holds a marriage license, the non-borrowing spouse is automatically granted rights to the property, regardless of whether or not they are listed on the loan. As Bill described below, you can always execute a quit claim deed, adding her to the title of the property.
You can add her to the deed once the loan closes.. however you cannot add her to the loan.. This is something your lender or title agent can handle very easily.. If you just want your wife to have rights to the property, then you can sign a quitclaim deed and add her name to the property deed. However, it will be better if you could inform the lender about the same. In case, you want to add your wife to the mortgage, then both of you will have to refinance the existing loan.
You can not add your wife to the loan after the fact without doing a new loan. On the other hand, your wife will automatically be granted marital ownership rights (in most states) regardless if she is on the loan or not.
