You can add anyone you wish to the TITLE of a property. He can not be on a mortgage until he is of legal age, and he can not be added to the loan after the fact. But why the mortgage? Just start him out with a credit card. I personally added my then 14-year old as an authorized user on two of my credit cards. When he turned 18, he applied for his own cards, and was approved, one for $1,000 line, and the other a $5,000 line. Today he is 23, and has high 700 credit scores.
Nope.. to be able to enter into a contract, you must be 18 or older, and he also needs to have established credit and a credit score.. loan pricing is based on the LOWEST mid score of all borrowers.. you could have a 780 credit score, but even if he was 18, and had established credit, if his score is lower than yours, then you would end up with a higher interest rate on that property..
