Can all lenders and brokers do Harp 2.0 loans or only a select group?

Yes, all brokers should be able to help you with your HARP refinance. The details are scheduled to be issued on or about March 17th, so start looking for your local mortgage Banker/Broker now. I recommend a Mortgage Banker/Broker over the big banks for several reasons. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Hello Mansou,Yes all mortgage brokers should be able to offer the HARP 2.0 loan. Pricing and guidelines will be coming in early to middle of March, but if you want to get a jump start on gettting your application completed, now is a good time to do so.

It's the lenders' choice, but virtually all should participate because HARP 2 loans are risk free to the lenders. The reason is that there will be no lender "buy back" requirement, as there has been in the past, if HARP 2 loans wind up in foreclosure. Of course, they surely shouldn't because the program is only for homeowners who have not had a late payment in the past 6 months, or 1 in the past 12. Considering that HARP 2 will reduce monthly mortgage payments from about $300 to $1,250 monthly depending upon the size of the loans and their current interest rates, it is highly unlikely that any homeowners will have issues making their new, lower payments.
