Can a VA loan be co-signed with someone who is not a veteran or VA-loan eligible?

No. The additional borrower must be the veteran's spouse.

Technically yes, but realistically NO. VA loans basically require any co-applicant to be a married spouse in order to also be on the loan. There are little known rules that can potentially allow a non-married person to be a co-applicant, but the rules are so complicated and cumbersome, that I know of NO LENDERS who actually allow for it. Because no one offers it, 99.9% of mortgage people don't even know it exists, and will give you a straight answer of NO. With all that said, and from my standpoint, I would advise you that it is a gigantic waste of time trying to find a VA lender that would actually allow for the non-married co-applicant situation. Joe is spot on.. It's allowable in the VA guidelines, but lending rules/laws are to grey for any lender to allow it, so 99.99% do not.. Unless that person is your spouse, you will be better off looking at other loan options.. I'm a preferred Lender with Arizona and California being my primary markets. Hi Mommyuv3106,I agree with Joe to a degree. VA does allow it but the real downside to it is the non-veteran would also have to put 12.5% down if they're not a spouse.
