Probably not likely... Typically, when an appraiser inspects a property for valuation, he has an obligation to notate any deficiencies that has to do with safety or health concerns.. if it's just your typical foundation crack, it's usually not a problem, however if there is a major shift in the building or the foundation because of this crack and it's very noticeable.. then the appraiser can make his appraisal "subject to" the foundation being certified by a licensed foundation contractor.. Depending on the type of loan and if the underwriter is concerned about it. Usually they would require a professional assessment of the issue before denying - or offering a renovation loan as an alternative if the lender has that option (which we do pretty much all options that are available). I'd love to help resolve the issue if your current lender is not willing to finance the property.
If the appraiser comments on the "visible crack" in appraisal report, the underwriter would request a copy of any home inspection report. Would probably require a certified inspector review the crack width/depth of damage, comment on impact on home foundation and any remediation needed prior to clearing "visible crack" condition.
