California Purchase and Renovation Loan Lender?

There are many lenders that offer renovation loans. Because of their complexity, that is they are not the cookie cutter loans, most high volume lenders don't want to fool with them. Therefore, most lenders don't do them, and I suspect you will not find any internet lenders that will. That said, there are many Mortgage Brokers and Mortgage Bankers that use the Internet to supplement their brick and mortar business model that offer renovation loans. I happen to be such a lender in Arizona. My advice would be to do a search for "FHA 203k Lenders in California" or "Fannie Mae Homepath Renovation Lenders in California". You should find a quality lender who can help you, and probably at better pricing than going to the bank directly. Finally, you indicated you were looking for a Conforming Renovation loan. If the subject property is going to be owner occupied and the loan falls within the FHA county limits, the 203k has much more flexibility than the Homepath Renovation.

Other than HomePath Renovation loans, I'm not aware of any conventional lender that does P&R loan... Your only option is FHA 203K if it falls within their loan limits for your county...
