Thank you for your question. We specialize in VA loans and have offices in San Diego & Orange County. Depending on your eligibility and if you currently have a VA loan there are a few different options available beyond the cash out and streamline refinance you mention. Your credit score and anticipated LTV both should work fine, and are mainly contingent on how much (if any) of your benefits have used. Please call me at 949-478-3863 when you have a chance and I will be able to answer all your questions. John A Soricelli Jr.
