Best mortgages for first time home buyers?

Without knowing all the details of your loan scenario, it's difficult to say for sure. Are you a Veteran? The best loan on the market right are VA loans, but you have to have VA eligibility to qualify.. if not then a conventional loan would be best.. you will need 5% or more for a down payment, and if you have 20% or more down, you wont have to pay mortgage insurance. Since your first time buyers, i suggest you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. They can take your application, review your situation, and then focus in on what you can afford, what programs work best, what payments may look like, and how much money you may need to put it all together.
