I am going through a divorce and thanks to my soon to be ex husband my credit score is 598. (a huge part of the reason I am filing is because I am tired of trying to budget and make ends meet with someone who has a gambling problem and can't seem to stop spending). I will have custody of our two children and I make a little over $50,000 a year. I am in the Dallas Fort Worth Texas area and I am looking for homes that need a little work but do not have any major issues in the $30,000 - $60,000 range. Is there a program besides FHA that I can try? I know most lenders require a score of at least 600 for programs but most of our assets were in my husband's name and I was told that I actually don't have enough credit under my own name (the house and the cars are in his name even though I paid off two cars on my own during the 23 years we have been married). Their is not really a such thing to help single moms.Their are several down payment assistance programs available though.If your score is currently 598 then most likely it would be pretty easy to raise your score with instruction.Part of the service we provide besides financing is when it is reasonable we help the potential borrowers get their score up enough that they are either able to get a loan or get a better loan.I personally do not lend in Texas but my Mom does and she lives in Dallas.The only fallback to financing FHA is the mandatory mortgage insurance but the rates are a .5% better then conventional financing.Every persons situation is different but we want to make sure that we match you with what will help you the most.Your welcome to contact me anytime advice is free jeremiah@mnmgo.com .
