Closing in a very short time frame is possible, but is dependent not only on the Lender but also how quickly the Appraisal can be completed and turned in. Our company is considered a Lender as we Process, Underwrite, and close from my offices in Virginia, and I am licensed to lend in VA, MD, DC, & WV. As for being located 3 states away, we can do everything online so that is not an issue, other than making sure you can sign the closing papers at settlement in person, is usually best! No one can guarantee that, and if they did, you probably shouldn't use them.. you'd be setting yourself up for a disappointment.. So many things that have to happen and fall in place, most of which are not controlled by your lender.. delayed appraisal or property deficiencies, title company and/or attorney turn times, or title problems, tax transcripts results,,, I could go on, but I think you get the point.. 20 days is extremely tight, and most likely not going to happen.. Scott and William are spot on, there are a lot of factors. Any guarantee would be based on all the outside parties - including you moving through the process very quickly - especially with the holidays coming. It's possible but don't make any firm plans that can't be changed. You should get your loan process started immediately so you don't lose any time.
