are there closing costs help programs for usda mortgages?

i am a new doctor if that matters. i have heard there are grant programs for doctors, but i do not know if it was for usda or closing cost specific. by trillion783462375 from Temple, Pennsylvania. Jul 28th 2014 Reply

USDA loans, just like all mortgage loans have closing costs. USDA rural development loans allow those costs to be rolled into the loan. I do a lot of USDA loans in MN, WI, and SD, and many people are able to purchase with less than $1,000 total out of pocket expenses. Visit www.JoeMetzler.com/usda for more info.

Unfortunately there isn't many closing cost programs anymore. As for USDA its 100% and with seller assistance you could purchase a nice house with less then $2500 out of pocket. Contact me for assistance www.WaresMyLoan.com

You can use this program for financing the full purchase price and with the proper agreement, you can request the Seller cover all of your closing costs, so you'll need to work with a mortgage professional to find out what your closing costs would likely be (via a Good Faith Estimate). You should make sure that you ask the loan originator if you can be reimbursed for such things as upfront Homeowner's Insurance, Pest Inspection / Home Inspection, and even Appraisal Fee. As long as these costs are included in the total seller closing cost credit, you should be entitled for the reimbursements for these items at closing. Good Luck!

I'm not aware of any closing cost programs specifically for doctors unless your State (PA) housing finance agency is offering something - which is possible, but often those are FHA mortgages and may not be the best option for you. There are certain lenders that offer 100% financing to medical doctors with more flexible terms that most other mortgage programs, including USDA - which is still a great option if the area where you are buying is eligible for that type of financing.
