For the most part all properties are sold as is; now once the appraiser goes out to the house, that can be a different story. What are some of the issues of the property/home?The underwriter goes off of the appraisal report and any comments that the appraiser makes about the property. Much more info is required to answer your question, but in general, Yes.. and the list is extensive.. With conventional financing, the appraiser will do an inspection and his job is to notate any property deficiencies that have to deal with safety or health concerns.. Broken windows, exposed wires, mold, etc.. Also, there's an extensive list about property attributes such as land/acreage size, buildings, square footage, building codes, additions.. I could go on and on.. If you want to be more specific as to why your inquiring, I can try to answer your question more directly. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
