Are mortgage rates for a Town house different to a Single Family?

I have a 717 score and my lender is offering me a 3.99 on a townhouse. He said that with 10%, the rate is impacted a wee bit. Is that true? What would be an attractive rate with my credit score, (i make over 120K and the loan is for 380K) and the location (Cambridge Ma)? by samsun_266_758 from Boston, Massachusetts. Jun 8th 2012 Reply

Your lender is correct. You get a slightly better rate with a 20% down payment. Your rate might go down .125% to .25%. The fact that your property is a Town Home may or may not affect your rate. If your TH is a Condo that is not approved via Fannie Mae or Freddie Mac, then the rate could be impacted. If the Town Home is not a condo then there is no effect on the rate. Another important consideration is the cost of PMI which is necessary unless you put 20% down. This could be substantial as it is the equivalent of adding a half point to the rate. The short answer to your unspoken question is that you have a good rate.

A townhouse shouldn't be any different, but just make sure it isn't classified as a condo; that would make an impact. The rate sounds about right based on the down payment and your credit score. I'd say run with it!

hi: mortgage rates for a townhouse would be the same as a single family...no hit to the rate for a SFR or townhouse but a condo townhouse would be an adjustment to the rate ....If you are remitting 20% down payment, 30 yr fixed with your scores rate is around 3.75% 30 yr fixed with no pts...you still received a good rate at 3.99%...If you'd like to put only 5%,10% or 15% down, check with your current broker/lender if they can offer LPMI (lender paid MI) loans which will avoid your monthly MI...We definitely offer those programs even down to 3% down payment..Mike (Emery FCU 703 505 5300) NMLS 754875
