Although FHA and VA allow for MFH financing, few lenders will do them... when the housing market is declining, MFH's are the first to depreciate in value, and when things turn around, they are the last to appreciate in value.. The lenders know this, and as a result, bring on added risk.. so most lenders have dropped their MFH financing programs... I know sometimes you just don't have an option, but if you do, stay away from these types of homes... your overall financial portfolio will thank you... There are two types of"manufactured" homes. Modular, where two halves are built off site, trucked on trailers, then put together on site. The other is mobile, where it has its own steel frame,wheels, and a trailer hitch. You can find loans for both. Modular home loans are obtainable with just about any lender, while mobile tend to be available only from a small number of lenders.

If the home is located in Utah and not in a mobile home park then I have a lender that I work with that can help with your situation. The home will also need an architect's certificate as well which range typically from $150-$300 to certify that the home is secured to the foundation properly. Also with this lender one of their guidelines is that you may have to have 2 appraisals.
