I am located here in TN. We still have 100% programs here for first time homebuyers. I would check with a local mortgage broker in your area. You can also look @ the USDA loan which is also a 100%, there arebctain requirements that apply such as the property has to be rural & eligible for that type of loan. You also have VA for veterans which also offer 100% financing. Get with a professional & they should be able to direct you which way is going to best for you. YES, but.... There are really only two nationwide true zero down programs. A VA loan for military people (current and past), and the USDA Rural Development Loan for buying in rural areas. Other than that, now you are looking at very specific community, or county programs. They all work the same. You get an FHA loan, and some assistance for down payment comes from the program. Yes, if you buy in a usda approved area we can do 100% with no closing costs. I would the address of the property to determine if it is in a usda area. Yes - my bank has a grant program in California for first time home buyers. Borrower receives up to $15,000 for down or closing costs. Than use our FHA program with it and you have 100% financing.
